Overview of Visitor Accommodation

The questioning within this system is designed to lead you to one of four conclusions relating to you specific Visitor Accommodation requirements.

They are:

  1. One let of only one or two nights per year
  2. Register as a Homestay
  3. Register as a Holiday Home
  4. Apply for Resource Consent

For example if you had a homestay facility that could accommodate six guests, you may choose to only allow 5 guests at one time to stay which would allow you to be able to register as a Homestay (2) instead of the more costly and longer process of applying for a Resource Consent (4).

3) Register as a Holiday Home

You must NOT be present at the residence (or on the same land as the residence)

Your house must be a stand-alone or duplex house only (multi unit houses must apply for resource consent under item 4)

Each let must have a minimum stay of 3 consecutive nights

Your individual lets added together cant be over 90 days

You can register only one unit - i.e. if you have a self contained flat on your property as well you must register this separately

You can not exceed more than two people per room

You can have one let per year for up to 28 days without your rates going up

4) Apply for a VA Resource Consent

A resource consent covers all other types of visitor accommodation - and size, any number of people, any number of stays.

You can specify your own terms and do not need to keep within the boundaries mentioned above

Depending on your level of VA your rates will go up and you may be required to pay Development Contributions (larger facilities only)

There is an administrative charge around gaining resource consent

The process is more complicated and timely
