Visitor Accommodation
Renting your property out for visitor accommodation can affect your rates. This page is a basic guide to accommodation rate categories.
Residential (house, unit, apartment, flat, holiday home)
This category applies if your property is your home or is rented out on a residential lease. It also applies if you rent your home out for accommodation on a short term basis for a single period of up to 28 days per year.
Check – if the property is in the country then it might be rated as a country dwelling instead of residential.
Mixed Use (house, unit, apartment, flat, holiday home, home stay, B&B)
This category applies if your property is used partly for residential purposes and partly (but not principally) for accommodation on a short term basis. This is determined by:
- Physical portion used for visitor accommodation – applies for homestay’s and B&B’s.
- Time used for visitor accommodation on an annual basis – applies for houses, units, apartments, flats and holiday homes.
Exemption
Residential properties used for accommodation purposed for a single period of up to 28 consecutive days per year. If you rent your property more than once a year you will fall into the mixed use category and the 28 day exemption will not apply.
Is a resource consent required?
A resource consent may be required unless it is home stay accommodation of no more than four guests.
Accommodation (house, unit, apartment, flat, holiday home, home stay, B&B, hotels, motels, time share, motor camps, backpackers)
This category applies if your property is used only for accommodation for paying guests on a short term basis (nightly, weekly or monthly.)
Check – if the property is in the Wanaka or Queenstown Central Business District then it might be rated CBD accommodation instead of accommodation.
Is a resource consent required?
Yes – a resource consent it required for this activity.
